ABOUT THE BOOK: Release Date August 31, 2025
The last thing Dorian Vanderbilt expected was to find me painting in my crop top when he returned to the mansion he hadn’t inhabited in years.
He was understandably surprised I’d turned his living room into an art space. Life is certainly full of surprises, though, but not always in a good way. I learned that lesson when my aunt and the billionaire she married died unexpectedly while traveling. I’d been living with them, and just like that, my life was turned on its axis. Unsure of what was next, I stayed alone at the barren estate figuring out my next move.
That was when Dorian—the late billionaire’s only son—showed up. I’d never met Dorian Vanderbilt. He’d been living on the other side of the country. But now, he was home, left to pick up the pieces of his father’s legacy. Not only was Dorian devastatingly handsome and mysterious, but he was the sole heir to the Vanderbilt fortune. He didn’t seem to like me—at first. We were total opposites. But I was grateful that at least he didn’t kick me out. We stayed out of each other’s way for the most part, save for some late-night kitchen run-ins or unexpected bonding sessions in the home theater.
Over time, though, we grew closer. Turned out, our chemistry was pretty combustible. I was falling in love with him. Until everything I thought I knew turned upside down yet again.
And fate left me pining for the one man I’d ever loved.

REVIEW: THE HOUSE GUEST by Penelope Ward is a stand alone, contemporary, adult, erotic romance story line focusing on billionaire businessman Dorian Vanderbilt, and artist Primrose Gallagher.
Told in two parts, from dual first person perspectives (Dorian and Primrose) THE HOUSE GUEST follows in the wake of the death of Dorian Vanderbilt’s father ,and his return home to discover a woman, whom he has never met ,living in the mansion his father left behind.Primrose Gallagher, is an artist attending the local art school, and was living her aunt Christina and her new husband Remington Vanderbilt when an accident claimed the life of both. Dorian Vanderbilt’s arrival suggests Primrose’s current housing situation may be on borrowed time until Dorian agrees to let Primrose stay for the foreseeable future. As the days turn into weeks, Dorian finds himself falling for the beautiful woman who stirs up all kinds of feelings as he is struggling to take over the family owned business but as their relationship turns into something more, Dorian is forced to push Primrose out of his life, destroying both of their hearts in the process . Fast forward five years, Primrose and Dorian’s lives have diverged, and our hero is determined to reclaim the woman he left behind.
The two-part story line focuses on loss, love, more loss and forgiveness. Five years, life changes, and secrets found our couple virtual strangers who never forgot about their time spent together but while Dorian is hoping for a second chance, Primrose’s life is no longer her own.
The relationship between Dorian and Primrose begins acrimoniously; roommates who fall for one another but two people whose future together will be destroyed by betrayal and vengeance. As Primrose struggles to pick up the pieces of his life, Dorian’s life spirals out of control. The $ex scenes are erotic and provocative without the use of over the top, sexually graphic language and text.
The secondary and supporting characters are dynamic and energetic. We are introduced to the couple who work and run the mansion, Benjamin and Patsy; Dorian’s best friends Chandler and Candace, and Casey.
THE HOUSE GUEST is a story of secrets and lies, love and loss, forgiveness and love. The character driven premise is heart breaking and emotional; the romance is seductive and passionate; the characters are charismatic, determined and broken.
